Loan Term 1 – 2 years.
Draw down of funds On a cost to complete basis Indicative Interest Rate From 2.50% over 90 day Bank Bill Rate.
Minimum IRR 20% Maximum LVR 70%  (or 80% of Development Cost)
Eligible Property Most property types are acceptable Eligible Borrower Most borrowing structures are acceptable
Establishment Fee 0.5% – 0.75% of the loan amount excludes the valuation and legal fees. Other Requirements Pre-sales, Fixed Priced Building Contract, Quantity Surveyor’s report.
Additional Funding May consider funding up to 90% of the Development cost.  The additional 10% will attract additional interest costs.

 


Structured Development 2

Loan Amount $500,000 – $3,000,000 Loan Term 12 Months
Draw down of funds On a cost to complete  basis Indicative Interest Rate From 3.75% over 90 day Bank Bill Rate.
Maximum LVR 70% of end value of project.  Up to 90% of the development cost in certain cases Maximum LVR Quarterly or half yearly in arrears
Eligible Property Most property types are acceptable Eligible Borrower Most borrowing structures are acceptabl
Establishment Fee 1.0% – 1.5% of the loan amount excludes the valuation and legal fees. Other Requirements Quarterly interest payments
Additional Funding May consider funding up to 90% of the Development cost.  The additional 10% will attract additional interest costs.
